

EAST COMMON LANE
The development of 28 bungalows on East Common Lane in Scunthorpe marks the completion of the wider redevelopment of the former Brumby Resource Centre site, situated within an established residential neighbourhood. The scheme carefully addressed the site’s blanket Tree Preservation Order in its layout design, ensuring a sensitive response to the existing natural features while seamlessly connecting to the earlier Poplar Tree Avenue development. This phase provided an opportunity to extend the established building line along Poplar Tree Avenue, enhancing the continuity of the street scene. Along East Common Lane, the architectural approach introduced variation in form and materiality to contribute positively to the character of the surrounding area. A considered balance between development and ecology was achieved, with the inclusion of new trees, hedging and planting schemes that support biodiversity net gain and contribute to the overall greening of the site. Several of the new homes were designed to meet M4(3) accessibility standards for wheelchair users, offering inclusive features such as covered carports, widened doorways, increased circulation space and adjustable kitchens, ensuring that residents can access and use their homes comfortably and independently. The proposals were shaped by thorough site analysis, community and stakeholder consultations and a detailed understanding of design constraints and opportunities. The layout and external spaces were developed in line with Secured by Design principles, with the aim of creating safe, attractive and high-quality homes that complete the transformation of the former Brumby Resource Centre site.
