PHOENIX COURT

Phoenix Court comprises 22 thoughtfully designed apartments, set within a walled site in South Shields. The layout was meticulously planned to preserve and work around the existing mature trees, ensuring the required density was achieved without compromising the natural character of the site. The project timeline incorporated a drop-in public consultation event and a pre-application submission to the Local Planning Authority (LPA), allowing early engagement with stakeholders. This process provided an opportunity to introduce the development, explain the design rationale and highlight the scheme’s strengths - including the retention of the mature trees, implementation of sustainable urban drainage systems (SuDS) and adherence to Secured by Design principles. The design was guided by prevailing best practice and national guidance, including the Nationally Described Space Standards, Secured by Design and Building for Life (now Building for a Healthy Life). Furthermore, the homes were designed in accordance with Lifetime Homes principles to support adaptability and long-term use by future residents. Energy efficiency was addressed through a fabric-first approach, delivering enhanced building fabric standards that exceeded the Building Regulations. The development offers a compact yet optimised layout, with an architectural language that draws from the local vernacular while respectfully referencing the former Phoenix House that once stood on the site. The use of robust materials ensures longevity and reduced maintenance requirements, delivering lasting value for the client.
